Il mercato degli affittacamere Airbnb \u00e8 stato in crisi durante il periodo della pandemia, ma da quando il governo britannico ha allentato le restrizioni, il sistema generato da Airbnb ha ripreso a crescere. Se intendete investire in questo tipo di mercato per generare entrate da Airbnb, dovete considerare diverse implicazioni fiscali.<\/p>\n<p>Innanzitutto, bisogna considerare che il reddito derivante dalle camere affittate su Airbnb deve essere sommato ad altri redditi da lavoro dipendente e\/o autonomo e che la scadenza per la presentazione della dichiarazione dei redditi \u00e8 solitamente il 31 gennaio (o anche prima, se inviata in forma cartacea) per l'anno fiscale che va dal 6 aprile al 5 aprile dell'anno precedente (quindi, per l'anno fiscale che va dal 6 aprile 2021 al 5 aprile 2022, la dichiarazione dei redditi deve essere presentata entro il 31 gennaio 2023). Per poter usufruire di tutti i vantaggi fiscali, \u00e8 necessario tenere presente che si pu\u00f2 essere idonei per il \"Rent a Room Relief\" e si pu\u00f2 avere diritto a sgravi fiscali separati dal proprio reddito principale se si affitta una stanza solo tramite Airbnb.<\/p>\n<p>In realt\u00e0, si ha diritto a uno sgravio fiscale separato per l'affitto di una stanza, se si affitta una stanza che fa parte della propria residenza principale. In questo caso, la soglia di esenzione fiscale per anno fiscale \u00e8 di 7.500 sterline, mentre si riduce a 3.750 sterline se l'immobile \u00e8 condiviso con un partner o un amico. Se l'importo dell'affitto supera la soglia di 7.500 sterline (o di 3.750 sterline nel caso in cui l'immobile sia condiviso con un'altra persona), per calcolare l'importo imponibile si pu\u00f2 scegliere tra la deduzione della soglia standard di 1.000 sterline per proprietario o i costi effettivi.<\/p>\n<p>Il principio della detrazione delle spese pu\u00f2 essere complesso, soprattutto se le spese da detrarre riguardano la ristrutturazione o gli interessi sul mutuo.
