{"id":4164,"date":"2017-12-07T00:00:00","date_gmt":"2017-12-07T00:00:00","guid":{"rendered":"https:\/\/well-tax.com\/?p=4164"},"modified":"2023-09-25T18:56:50","modified_gmt":"2023-09-25T17:56:50","slug":"en-europe-nous-recommencons-a-construire-de-nouveaux-logements","status":"publish","type":"post","link":"https:\/\/well-tax.com\/fr\/in-europe-we-are-starting-to-build-new-houses-again\/","title":{"rendered":"En Europe, nous recommen\u00e7ons \u00e0 construire de nouveaux logements"},"content":{"rendered":"<p>Nous recommen\u00e7ons \u00e0 construire, m\u00eame l\u00e0 o\u00f9 la crise immobili\u00e8re a frapp\u00e9 le plus fort.<\/p>\n<p>Selon les derni\u00e8res analyses du secteur, un vent de reprise souffle sur l'Europe dans le secteur r\u00e9sidentiel \"en particulier dans les capitales qui ont maintenu un profil bas, avec une croissance modeste des valeurs, pendant les phases les plus aigu\u00ebs de la crise, comme Amsterdam, les villes d'Europe du Nord (en particulier Stockholm), les m\u00e9tropoles allemandes telles que Francfort et Munich\" explique Alessandro Ghisolfi, du bureau d'\u00e9tudes Abitareco. \"Dans ces villes, au cours des deux derni\u00e8res ann\u00e9es, l'augmentation nominale des prix a \u00e9t\u00e9 \u00e0 deux chiffres (entre 10% et 17%), qu'il s'agisse de logements neufs ou d'occasion\", ajoute-t-il. <\/p>Nous devons nous demander si tous ces nouveaux logements seront n\u00e9cessaires ou si, dans certaines situations, il ne serait pas pr\u00e9f\u00e9rable de r\u00e9cup\u00e9rer le logement existant.<\/p>\n<p>En Espagne, apr\u00e8s \u00eatre sortie de la lourde crise \u00e9conomique et immobili\u00e8re, on assiste \u00e0 nouveau \u00e0 une hausse des prix des logements. Au cours de l'ann\u00e9e \u00e9coul\u00e9e, les prix des logements neufs dans les zones les plus pris\u00e9es de Madrid et de Barcelone ont augment\u00e9 en moyenne de 12% par rapport \u00e0 2015. \"Alors qu'\u00e0 Barcelone la croissance est homog\u00e8ne, \u00e0 Madrid elle est concentr\u00e9e dans certaines zones, comme Chamberi, Chamartin, Hortaleza et Salamanca o\u00f9 les prix des logements neufs ne descendent pas en dessous de 8 mille euros par m\u00e8tre carr\u00e9 et d\u00e9passent parfois 15 mille euros\" dit Ghisolfi.<\/p>\n<p>Selon CBRE, les nouvelles constructions ne suffisent pas \u00e0 r\u00e9pondre \u00e0 la demande. \"La construction - selon CBRE - se concentre pr\u00e9cis\u00e9ment \u00e0 Madrid et \u00e0 Barcelone, o\u00f9 plus de la moiti\u00e9 de la demande est d'origine \u00e9trang\u00e8re.<\/p>\n<p>\u00c0 Londres et \u00e0 Paris, qui ont toujours jou\u00e9 un r\u00f4le moteur, la situation est diff\u00e9rente. Londres, pour la premi\u00e8re fois depuis plus de dix ans, conna\u00eet une baisse des valeurs des immeubles r\u00e9sidentiels neufs de 3-5%, aussi bien dans les zones hautes du centre (Westminster) que dans les zones plus ext\u00e9rieures (Islington). Cependant, la dynamique du march\u00e9, malgr\u00e9 le Brexit et les signes de ralentissement des prix, ne semble pas s'arr\u00eater. Selon Jll, un probl\u00e8me d'offre subsiste \u00e0 Londres. Chaque ann\u00e9e depuis 20 ans, moins de la moiti\u00e9 des 40 \u00e0 50 000 logements n\u00e9cessaires ont \u00e9t\u00e9 construits. Ce probl\u00e8me est appel\u00e9 \u00e0 perdurer dans les ann\u00e9es \u00e0 venir.<\/p>\n<p>M\u00eame \u00e0 Paris, il semble que le march\u00e9 des nouvelles r\u00e9sidences reprenne son souffle. Dans les zones les plus pris\u00e9es, les initiatives sont rares et les prix d\u00e9passent m\u00eame les 20 000 euros par m\u00e8tre carr\u00e9. Au cours de l'ann\u00e9e \u00e9coul\u00e9e, les prix n'ont pas augment\u00e9 en moyenne de plus de 3%, alors qu'ils augmentaient de 11% dans le pass\u00e9. Dans les quartiers centraux, les nouveaux immeubles se vendent d\u00e9sormais \u00e0 plus de 10 000 euros le m\u00e8tre carr\u00e9. Scenari Immobiliari signale de nombreux projets innovants dans la ville, notamment l'immeuble Edison Lite con\u00e7u par le studio Manuelle Gautrand Architecture. Le nouvel immeuble disposera de nombreux espaces communs tels qu'un jardin sur le toit, une cave-laboratoire et des cuisines ext\u00e9rieures \u00e0 partager. Dans la rue Jean Antoine de Ba\u00eff sur la rive gauche, le projet In Vivo comprend trois b\u00e2timents caract\u00e9ris\u00e9s par des bio-facades avec des capteurs solaires, des terrasses cultivables et des silhouettes arborescentes accueillant des jardins verticaux.<\/p>\n<p>\u00c0 Milan, les investissements dans le d\u00e9veloppement r\u00e9sidentiel s'\u00e9l\u00e8vent \u00e0 plus de 7,4 milliards d'euros pour un total de 1,85 million de m\u00e8tres carr\u00e9s \u00e0 venir d'ici 2020, selon Scenari Immobiliari. \"Milan est la ville o\u00f9 les \u00e9valuations sont les plus commodes : les prix r\u00e9els (hors inflation) des logements en g\u00e9n\u00e9ral restent aujourd'hui inf\u00e9rieurs d'environ 20% au niveau de 2007\", explique M. Ghisolfi. Sur le march\u00e9 r\u00e9sidentiel milanais, la demande des investisseurs (en particulier des investisseurs priv\u00e9s) a augment\u00e9 \u00e0 un rythme de 7% par an au cours des trois derni\u00e8res ann\u00e9es. Des investisseurs qui se tournent \u00e0 90% vers le neuf. La demande suit l'offre et non l'inverse, affirment les experts. Aujourd'hui, l'offre \u00e0 Milan est r\u00e9partie de mani\u00e8re assez homog\u00e8ne dans les zones centrales, semi-centrales et p\u00e9riph\u00e9riques. Les prix de vente dans les zones de premier ordre vont de 6 500 euros le m\u00e8tre carr\u00e9 dans les zones semi-centrales \u00e0 un maximum de plus de 10 000 euros.<\/p>\n<p>Le march\u00e9 d'Amsterdam est anim\u00e9, avec une demande en constante augmentation en raison de l'afflux de nouveaux r\u00e9sidents en provenance de villes plus petites. Les deux principaux projets de d\u00e9veloppement r\u00e9sidentiel \u00e0 Amsterdam sont la tour appel\u00e9e Amstel Tower (voir article ci-contre, ndlr) et le m\u00e9gaprojet de red\u00e9veloppement de la zone du Food Center. Le r\u00e9am\u00e9nagement du Food Center est le projet le plus important et le plus innovant, avec la cr\u00e9ation de zones r\u00e9sidentielles et logistiques sur plus de 23 hectares. Environ 200 000 m\u00e8tres carr\u00e9s seront destin\u00e9s \u00e0 un usage r\u00e9sidentiel et 95 000 au nouveau Food Center avec des magasins et des entrep\u00f4ts. Les appartements, au nombre de 1 600 \u00e0 2 000, devraient co\u00fbter entre 4 000 et 4 500 euros le m\u00e8tre carr\u00e9.<\/p>\n<p>\u00c0 Berlin, en 2016, la construction de 45 000 nouveaux logements en deux ans dans 12 zones urbaines a \u00e9t\u00e9 annonc\u00e9e.<\/p>\n<p>450 000 nouveaux logements sont pr\u00e9vus \u00e0 Stockholm au cours des cinq prochaines ann\u00e9es. Dans la zone plus centrale, 140 000 nouveaux logements sont attendus d'ici \u00e0 2030. Parmi les projets les plus importants figure celui de la zone de Hagastaden. D'ici 2025, la zone situ\u00e9e entre Stockholm et Solna verra na\u00eetre un nouveau quartier avec des parcs, des r\u00e9sidences, des magasins et des bureaux, ainsi que les si\u00e8ges d'importantes multinationales pharmaceutiques et de la recherche m\u00e9dicale. Il y aura 6 mille appartements de 45 \u00e0 130 m2 dans 99% des cas.
