En el \u00faltimo a\u00f1o, los precios de la vivienda nueva en las zonas top de Madrid y Barcelona han crecido de media 12% respecto a 2015. \"Mientras que en Barcelona el crecimiento es homog\u00e9neo, en Madrid se concentra en algunas zonas, como Chamber\u00ed, Chamart\u00edn, Hortaleza y Salamanca donde los precios de la vivienda nueva no bajan de los 8 mil euros por metro cuadrado y en ocasiones superan los 15 mil euros\" afirma Ghisolfi.<\/p>\n<p>Seg\u00fan CBRE, los nuevos edificios son insuficientes para cubrir la demanda. \"La construcci\u00f3n -dicen desde CBRE- se concentra precisamente en Madrid y Barcelona, donde m\u00e1s de la mitad de la demanda es de origen extranjero\".<\/p>\n<p>En Londres y Par\u00eds, que siempre han sido el motor, la situaci\u00f3n es diferente. Londres, por primera vez en m\u00e1s de diez a\u00f1os, est\u00e1 experimentando un descenso de los valores de los nuevos edificios residenciales de 3-5%, tanto en las zonas punteras del centro (Westminster) como en las m\u00e1s exteriores (Islington). Sin embargo, el impulso del mercado, a pesar del Brexit y de los signos de ralentizaci\u00f3n de los precios, no parece detenerse. Seg\u00fan Jll, en Londres sigue existiendo un problema de oferta. Cada a\u00f1o, durante los \u00faltimos 20 a\u00f1os, se han construido menos de la mitad de las 40-50.000 viviendas necesarias. El problema est\u00e1 destinado a mantenerse tambi\u00e9n en los pr\u00f3ximos a\u00f1os.<\/p>\n<p>Incluso en Par\u00eds parece que el mercado de nuevas residencias se toma un respiro. En las zonas m\u00e1s valiosas, las iniciativas son escasas y los precios superan incluso los 20 mil euros por metro cuadrado. En el \u00faltimo a\u00f1o los precios de media no han aumentado m\u00e1s de 3%, frente a los +11% del pasado. En los distritos centrales, los edificios nuevos se venden ahora por encima de los 10 mil euros por metro cuadrado. Scenari Immobiliari informa de muchos proyectos innovadores en la ciudad, entre ellos el edificio Edison Lite, dise\u00f1ado por el estudio de arquitectura Manuelle Gautrand. El nuevo edificio contar\u00e1 con numerosos espacios comunes, como un jard\u00edn en la azotea, una bodega-laboratorio y cocinas al aire libre para compartir. En la calle Jean Antoine de Ba\u00eff, en la orilla izquierda, el proyecto In Vivo incluye tres edificios caracterizados por biofachadas con sensores solares, terrazas cultivables y siluetas arb\u00f3reas que albergan jardines verticales.<\/p>\n<p>En Mil\u00e1n, las inversiones en promoci\u00f3n residencial ascienden a m\u00e1s de 7.400 millones de euros por un total de 1,85 millones de metros cuadrados que llegar\u00e1n de aqu\u00ed a 2020, seg\u00fan Scenari Immobiliari. \"Mil\u00e1n es la ciudad con las valoraciones m\u00e1s convenientes: los precios reales (excluida la inflaci\u00f3n) de las viviendas en general se mantienen hoy en torno a 20% por debajo del nivel de 2007\", afirma Ghisolfi. En el mercado residencial milan\u00e9s, la demanda de los inversores (especialmente los privados) ha crecido a un ritmo de 7% al a\u00f1o en los \u00faltimos tres a\u00f1os. Inversores que se vuelcan 90% hacia lo nuevo. La demanda sigue a la oferta y no al rev\u00e9s, dicen los expertos. Hoy la oferta en Mil\u00e1n se distribuye de forma bastante homog\u00e9nea tanto en las zonas centrales como en las semicentrales y perif\u00e9ricas. Los precios de venta en las zonas prime oscilan entre los 6.500 euros por metro cuadrado de las zonas semic\u00e9ntricas y un m\u00e1ximo de m\u00e1s de 10 mil euros.<\/p>\n<p>El mercado de \u00c1msterdam est\u00e1 animado, con una demanda en constante crecimiento debido a la afluencia de nuevos residentes llegados de ciudades m\u00e1s peque\u00f1as. Los dos principales proyectos de desarrollo residencial en \u00c1msterdam son la torre denominada Amstel Tower (v\u00e9ase el art\u00edculo adyacente, ed.) y el megaproyecto de reurbanizaci\u00f3n de la zona del Food Center. La remodelaci\u00f3n del Food Center es el proyecto m\u00e1s importante e innovador, con la creaci\u00f3n de zonas residenciales y log\u00edsticas en m\u00e1s de 23 hect\u00e1reas. Aproximadamente 200 mil metros cuadrados ser\u00e1n para uso residencial y 95 mil para el nuevo Food Center con tiendas y almacenes. Los apartamentos, entre 1.600 y 2.000, costar\u00e1n entre 4.000 y 4.500 euros por metro cuadrado.<\/p>\n<p>En Berl\u00edn, en 2016, se anunci\u00f3 la construcci\u00f3n de 45 mil nuevas unidades en dos a\u00f1os en 12 zonas urbanas.<\/p>\n<p>En Estocolmo est\u00e1n previstas 450.000 nuevas viviendas en los pr\u00f3ximos cinco a\u00f1os. En la zona m\u00e1s c\u00e9ntrica, se esperan 140 mil nuevas unidades de aqu\u00ed a 2030. Entre los mayores proyectos est\u00e1 el de la zona de Hagastaden. Para 2025, la zona entre Estocolmo y Solna, v\u00e9ase, ver\u00e1 nacer un nuevo barrio con parques, residencias, comercios y oficinas, as\u00ed como sedes de importantes multinacionales farmac\u00e9uticas y de investigaci\u00f3n m\u00e9dica. Habr\u00e1 6 mil apartamentos de 45 a 130 m2 en 99% de casos.
