{"id":3919,"date":"2017-07-24T00:00:00","date_gmt":"2017-07-23T23:00:00","guid":{"rendered":"https:\/\/well-tax.com\/what-do-you-need-to-do-when-using-airbnb\/"},"modified":"2023-09-25T18:56:51","modified_gmt":"2023-09-25T17:56:51","slug":"que-hay-que-hacer-al-utilizar-airbnb","status":"publish","type":"post","link":"https:\/\/well-tax.com\/es\/what-do-you-need-to-do-when-using-airbnb\/","title":{"rendered":"\u00bfQu\u00e9 debe hacer para utilizar Airbnb?"},"content":{"rendered":"<p>Airbnb es una comunidad en l\u00ednea creada en 2008 que permite alquilar un alojamiento m\u00e1s barato que los hoteles tradicionales y ofrece a quienes disponen de un hogar con determinadas caracter\u00edsticas, como una habitaci\u00f3n libre o una vivienda contigua, la posibilidad de ofrecer a desconocidos o turistas un alojamiento alquilado por periodos cortos.<\/p>\n<p>Los m\u00e9todos de funcionamiento son similares a los de los sitios de Internet m\u00e1s tradicionales que ofrecen un servicio de b\u00fasqueda de vivienda. La peculiaridad de este servicio es que da especial importancia a las relaciones personales entre el inquilino y el propietario de la vivienda, ya que a este \u00faltimo se le pide que facilite informaci\u00f3n personal distinta de la relativa a las modalidades de alojamiento.<\/p>\n<p>El coste del alojamiento en este sitio web incluye el precio del alojamiento y la comisi\u00f3n reconocida al portal. Var\u00eda entre 5% y 15% en funci\u00f3n del importe total gastado. En cambio, para los que ofrecen alojamiento, la comisi\u00f3n est\u00e1 fijada en 3%, pero podr\u00eda variar entre 3% y 5%.<\/p>\n<p>Tras casi diez a\u00f1os de actividad, Airbnb ha alcanzado niveles de uso muy elevados, por lo que algunos gobiernos locales, como Roma, Mil\u00e1n y Par\u00eds, han llegado a acuerdos con la empresa. Sin embargo, otros municipios como Berl\u00edn se han mostrado hostiles a la plataforma de intercambio: a partir del 1 de mayo de 2016, entr\u00f3 en vigor en la ciudad alemana una normativa que proh\u00edbe alquilar un apartamento o una habitaci\u00f3n en ausencia de una licencia espec\u00edfica, a trav\u00e9s de servicios como Airbnb. La multa para los transgresores es de 100.000 euros, una cantidad tan elevada que empuj\u00f3 a muchos anfitriones berlineses a retirar su anuncio de la web para evitar controles y sanciones. Seg\u00fan algunos peri\u00f3dicos, si el ejemplo de Berl\u00edn fuera seguido por otras grandes ciudades, la medida podr\u00eda marcar el fin de este servicio. A no ser que, como ocurri\u00f3 en San Francisco, se convoque un refer\u00e9ndum para decidir el destino de webs de alojamiento como Airbnb. El resultado fue favorable a la citada plataforma.<\/p>\n<p>En lo que respecta al negocio del alojamiento en Londres, el escenario es un poco m\u00e1s complicado.<\/p>\n<p><a href=\"http:\/\/www.gov.uk\/government\/publications\/short-term-use-of-residential-property-in-london\">Alquileres de corta duraci\u00f3n<\/a>\u00a0en Londres antes de 2015 estaban sujetos a restricciones tras el \"Cambio material de uso \"de los locales residenciales que se utilizaban como alojamiento de alquiler temporal y para los que se requer\u00eda una autorizaci\u00f3n espec\u00edfica.<\/p>\n<p>En 2015, con la <a href=\"http:\/\/www.legislation.gov.uk\/ukpga\/2015\/20\/notes\/division\/5\/46\">Ley de desregulaci\u00f3n<\/a>Sin embargo, el gobierno introdujo una excepci\u00f3n a esta restricci\u00f3n. La excepci\u00f3n permite que las viviendas se utilicen como \"alojamiento temporal\" sin que ello se considere un \"cambio de uso\", siempre que el n\u00famero acumulado de noches de uso como alojamiento temporal no supere las 90 noches en un a\u00f1o natural.<\/p>\n<p>En caso de que se superen las 90 noches, de hecho, no se aplica la excepci\u00f3n.<\/p>\n<p>A partir del 1 de enero de 2017, los sistemas de Airbnb limitar\u00e1n autom\u00e1ticamente los anuncios de viviendas enteras en el Gran Londres a 90 noches al a\u00f1o, a menos que los anfitriones confirmen que disponen del permiso necesario para compartir su espacio con m\u00e1s frecuencia (\"Formulario de exenci\u00f3n\"). Debe comprobar cuidadosamente d\u00f3nde se encuentra su edificio\/habitaci\u00f3n y tratar el asunto con su autoridad local (Borough).<\/p>\n<p>En relaci\u00f3n con <a href=\"https:\/\/well-tax.com\/es\/pagina-especifica\/32\/tax-and-internationalisation\/\">fiscal<\/a> reglamentos, se ha calculado que en el Reino Unido, si se suprime la facilitaci\u00f3n \"alquilar una habitaci\u00f3n\", unos 50.000 afiliados a Airbnb tendr\u00e1n que pagar entre 400 y 3.300 libras m\u00e1s al a\u00f1o, frente a una ganancia media anual de 3.500 libras en Londres y 2.000 libras en el resto del pa\u00eds. A partir de abril de 2017 solo se podr\u00e1 solicitar la facilitaci\u00f3n \"Alquilar una habitaci\u00f3n\" si los ingresos son inferiores a 7.500 libras y solo si no se alquilan otras partes de la casa, como la mansarda o el garaje.<\/p>\n<p>Los ingresos procedentes del alquiler de inmuebles no se consideran aut\u00f3nomos y, por lo tanto, los propietarios no est\u00e1n obligados a pagar las cotizaciones al seguro nacional de la clase 2 (NIC).
